Charlotte Oldham

Director, Solicitor & Head of Residential Property

Charlotte qualified as a solicitor in 2009 and is based between our Ryde and Newport offices on the Isle of Wight, as well as our Port Solent office.

Charlotte was previously a partner in another well-respected local firm. Charlotte has lived on the Isle of Wight for most of her life and has a wealth of knowledge and experience dealing with property matters across the Isle of Wight, the South Coast, and further afield.

Charlotte heads up our Residential Property Department and has extensive experience in all aspects of residential property, as well as more diverse aspects of property law. Charlotte can advise on:

  • Freehold and leasehold sales and purchases – carrying out all aspects of the conveyancing process such as, on a sale, redeeming mortgages, dealing with enquiries raised by buyers’ solicitors, liaising with landlords/managing agents to obtain necessary information when the property is leasehold. On a purchase, the process includes raising enquiries, advising and reporting on search results, dealing with mortgage offers and liaising with lenders, advising and reporting on leases and title issues, and registering the property at the Land Registry.
  • New build purchases – carrying out all aspects of the conveyancing process, raising specific new build enquiries, dealing with mortgage offers and Help to Buy ISAs, advising and reporting to clients on all the information regarding the property and development, and registering the property at the Land Registry.
  • Lease extensions and deeds of variation – this includes amending the terms of a lease by, for example, increasing the term of years, altering the ground rent provisions, or any other alteration that may be required.
  • Remortgages and transfers of equity – this includes reporting on mortgage offers, redeeming existing mortgages, drawing down the mortgage funds, registering the new mortgage against the property at the Land Registry, and/or transferring the property into the required names if a transfer of equity.
  • First registrations – applying to the Land Registry to register a property for the first time, including where title deeds are lost.

Charlotte enjoys supporting her clients through what can sometimes be a stressful process. Charlotte develops good relationships with clients and other third parties in the process, which assists with the smooth and swift progression of transactions. Whether it is helping people to buy their first home, move to upsize or downsize, or invest in additional property, Charlotte enjoys assisting all clients to achieve their aims and often acts for many members of the same family, time and time again.

Did you know? In her spare time, Charlotte enjoys exercising to keep fit and spending time with her family, often exploring the beautiful Isle of Wight on foot with her son Frank and the family dachshund, Dora, playfully leading the way. Charlotte is very passionate about the Isle of Wight and all it has to offer.
