Registering property for the first time at the Land Registry is known as ‘first registration’.

If your property is unregistered, you may wish to consider applying for a first registration.  This is generally advisable because once the registration is completed, your title is guaranteed and it will avoid complications and possibly delays when you come to sell. It also means that if the title deeds and documents are destroyed or lost, there is a legal and central record of your ownership that is easily accessible.  Registering your property is also a fraud prevention measure because who the land belongs to is clear, and you can register for notifications from the Land Registry if anyone tries to deal with your property.

If you hold the deeds to the property, the process to register it will be straightforward.

If you don’t hold the deeds, perhaps because they have been lost or destroyed, we can still assist, but there will be additional work preparing the evidence that the Land Registry requires.
