Expertise:
Emma offers expert advice in the following areas:
- Freehold and Leasehold Sales and Purchases: Carrying out all aspects of the conveyancing process. For a sale, this includes redeeming mortgages, dealing with enquiries raised by buyers’ solicitors, and liaising with landlords/managing agents to obtain necessary information when the property is leasehold. For a purchase, the process includes raising enquiries, advising and reporting on search results, dealing with mortgage offers and liaising with lenders, advising and reporting on leases and title issues, and registering the property at the Land Registry.
- Remortgages and Transfers of Equity: This includes reporting on mortgage offers, redeeming existing mortgages, drawing down the mortgage funds, and registering the new mortgage against the property at the Land Registry and/or transferring the property into the required names if a transfer of equity.
- Legal Charges: Drafting and registering legal charges to provide security for monies loaned, ensuring repayment occurs when the property is sold.
- Lease Extensions and Deeds of Variation: This includes amending the terms of a lease, for example, increasing the term of years, altering the ground rent provisions, or any other alteration that may be required.
- First Registrations: Applying to the Land Registry to register a property for the first time, including where title deeds are lost.
- Adverse Possession of Land: Applying to the Land Registry to claim ownership of land based on occupation rather than deeds and documents
Emma’s attention to detail and dedication to client service make her a trusted and valued member of the conveyancing team.
